How to use this rent increase calculator

Rent increase math is simple and easy to fumble when a notice quotes a percent. This calculator shows the new monthly number and what that does to a yearly housing budget. Landlords use it to preview a hike; tenants use it to compare staying vs moving.

Local rent-control caps, notice periods, and “just cause” rules are not modeled. A 3–5% annual increase is common in unregulated markets; some cities cap far lower. Always read the notice and the lease.

Formula

If percent: extra = current × percent ÷ 100. If dollars: extra = amount. New rent = current + extra. Annual extra = extra × 12.

Worked example

$1,500 rent with a 10% increase is $1,650 per month — $150 extra, $1,800 more per year.

Frequently asked questions

How do I calculate a rent increase?

New rent = current × (1 + percent). A 10% increase on $1,500 is $1,650.

How much extra per year is 5%?

On $1,500, 5% is $75 a month and $900 a year.

Percent or dollars?

Notices use either. Switch the increase type so you do not mix 8% with $8.

Does this include utilities?

No. It is rent only. Add parking or pet rent into the current amount if they rise too.

Is a rent increase legal?
